Our written service promise

The first 90 days are backed by 120% confidence.

If we cannot make things right after written notice, eligible owners may receive 120% of all RCH fees paid during their first 90 days.

What the guarantee covers

For an eligible owner, RCH will refund 120% of all fees paid directly to Renters Choice Homes during the first 90 calendar days after management begins. This includes the $98 monthly management fee and, when charged and paid during that period, the $985 new-tenant leasing fee.

How to qualify

The owner must give RCH written notice describing the service concern within the first 90 calendar days, keep the owner account current and allow RCH a reasonable opportunity to investigate and correct the concern. If RCH does not correct it within a reasonable period, the owner may submit a written guarantee request.

What is not an RCH fee

The guarantee does not refund or multiply tenant rent, security deposits, cleaning or pet fees, owner reserves, vendor invoices, repairs, maintenance, utilities, HOA charges, legal or court costs, taxes, insurance, advertising purchased from third parties, or any other money RCH collects, holds or pays on someone else’s behalf.

Additional eligibility terms

The property and owner account must remain in compliance with the management agreement. The concern cannot result from an owner’s withheld approval, unavailable funds, inaccurate information, property condition, resident conduct, market conditions, legal restrictions, force majeure or the act or delay of a vendor, utility, government agency, HOA or other third party.

How the refund is calculated

Eligible RCH fees actually paid during the qualifying 90-day period are totaled and multiplied by 1.20. Example: if an owner paid two $98 monthly fees and one $985 leasing fee, eligible RCH fees would total $1,181 and the guarantee amount would be $1,417.20. No tenant or property funds are included.

How to make a request

Email or deliver written notice to RCH before the 90-day period expires, identify the property and management start date, describe the concern and the requested correction, and retain confirmation that the notice was received. If the concern remains unresolved after a reasonable correction opportunity, request review under the 120% guarantee in writing.

Important agreement language

This page is a plain-language description of the RCH service guarantee, not a promise to reimburse property performance, vacancy, rent, damage or investment losses. Eligibility is property- and agreement-specific. The signed property management agreement and any written guarantee addendum control if they conflict with this summary.
