We review the home, your goals, existing tenancy, property records and management agreement. Access, utilities, vendor information and authorization limits are organized before work begins.
We discuss condition, rent positioning and make-ready priorities, then prepare listing information, photography and rental exposure.
Screening, lease preparation and move-in coordination establish the tenancy. The home’s condition and resident instructions are documented.
RCH coordinates maintenance, routine inspections, resident communication and owner accounting. Property-specific needs and the management agreement guide decisions.
Review worn flooring, paint, lighting, fixtures and outdoor condition with RCH. Prioritize usability, durability and the condition of competing rentals.
Agree on scope and budget before work begins. An improvement may help presentation without producing a predictable rent increase or return.

See the backyard refresh photo story for an example of how outdoor space can be presented before a home is marketed.
Start with the statement period and beginning balance. Review rent received, management charges, repair expenses and owner distributions, then compare the ending balance with any reserve requirement.
Use invoices and transaction details to investigate a line item. Collected rent and the amount distributed to you may differ because of expenses, timing and retained funds.
Your management agreement controls authorization limits and reserve requirements. Routine work follows those instructions; urgent situations may need prompt action to protect people or property.
Ask about a proposed scope or invoice whenever you need clarity. Confirm how additional funds should be provided if a repair exceeds available funds.
Keep statements, invoices and available year-end tax documents together. Confirm your mailing and tax information with RCH through an approved secure channel.
Your tax professional can advise how rental transactions should be reported. Contact RCH if a document or transaction detail is missing.
Access statements, transaction details and available property records in the owner portal. Request access help if you have not received your invitation.
Explore documented work, property photography and how RCH handles the details. Individual examples illustrate the process; they do not promise future rent, leasing time or investment returns.

The biggest difference is who handles the tenancy after move-in. This is a general scope comparison; confirm any leasing-only availability, fee and handoff details with RCH in writing.
| Responsibility | Full-service management | Leasing-only arrangement |
|---|---|---|
| Marketing & placement | Leasing work is coordinated as part of the agreed service. | Typically focused on finding and placing a tenant; confirm the included tasks. |
| After move-in | RCH remains involved in ongoing management. | Owner generally takes over when the placement engagement ends. |
| Rent & accounting | Collection, owner accounting and distributions under the agreement. | Owner arranges collection, records and payments after handoff. |
| Maintenance & inspections | RCH coordinates work and inspections within the agreed scope. | Owner arranges vendors, approvals, access and follow-up. |
| Renewals & resident communication | Ongoing lease administration and communication under the agreement. | Owner handles the ongoing relationship unless separately contracted. |
The signed service agreement defines the work, charges, authority and handoff. The standard leasing fee on our pricing page does not by itself establish a separate leasing-only package.
