An anonymized RCH management example

From property preparation to an organized move-in.

Preparing a rental is more than finding a resident. It means documenting the home’s condition, coordinating access and giving the resident a clear way to report what still needs attention.

The starting point

The property needed preparation before occupancy. RCH coordinated replacement locks and improvements to the outdoor space, including new turf. Marketing and pricing were adjusted during the leasing process.

The move-in handoff

At the move-in walkthrough, RCH reviewed keys and garage remotes, explained the resident portal and walked through the digital condition checklist. The resident was shown how to document existing conditions with photos, save the completed report and submit a separate maintenance request when service was needed. Mailbox keys were received and their distribution was recorded.

Follow-through, not a premature finish line

The walkthrough identified a need for an additional yard cleanup. RCH arranged follow-through with its landscaping vendor rather than treating the earlier preparation as the final condition. That cleanup remained pending in the records used for this example; it is not presented as completed work.

What this illustrates

A documented transition: property preparation, an in-person handoff, condition reporting and a tracked plan for remaining work. This is a qualitative example—not a claim about leasing speed, investment returns or guaranteed results. Shared with identifying property and resident details removed, based on RCH’s move-in documentation and follow-through records.
