Moving In

Utilities, keys and your first week

Your lease and RCH welcome instructions set the requirements for your home. Use this guide to organize the details.

Connect your new address.

Find local electricity, water and gas contacts, internet options and USPS forwarding. The address guide identifies your area; providers must confirm service at the exact home.

Your first week

  1. Confirm required utilities are active and save confirmations.
  2. Check mailbox keys, remotes, gate access and HOA parking rules.
  3. Find trash, recycling and any bulk-pickup schedule.
  4. Photograph the home and submit your condition checklist by the deadline in your move-in instructions.
  5. Set up portal access and review payment and insurance instructions.

Maintenance Help

Report an issue or find the right help

Send a useful request.

Describe the location, when the problem began, what happens and whether it is getting worse. Include a wide photo for context, a close-up of the issue and an appliance model label if safely accessible.

Include your contact details, pet information and access instructions. Avoid photos containing private documents or people who do not need to be pictured.

Check safely. Report promptly.

For a comfort issue, check the thermostat setting and whether vents are blocked. For an appliance, note any displayed error code. Check the provider’s outage information if service is out.

Do not open electrical panels, work on gas equipment, climb onto the roof or attempt repairs beyond safe user controls. Stop if there is heat, smoke, sparking, a gas smell or water near electricity.

Urgent attention: Fire, active flooding, a suspected gas leak or immediate danger needs urgent action. Move to safety and call 911 or the appropriate utility when needed, then notify RCH. Report loss of essential services promptly. Do not wait for an online form response during an emergency.

Living in Your Home

Home care, inspections and approvals

Responsibilities vary by property. Follow your lease, HOA rules and written instructions for your home.

Keep small issues small.

  • Follow assigned landscaping and irrigation responsibilities; report broken irrigation or unexpected pooling.
  • Use the specified filter size and replacement schedule for your home.
  • Report leaks, stains, moisture and equipment problems promptly with photos.
  • Forward HOA notices to RCH and review the specific concern.

Stay in touch.

  • Follow inspection notices and contact RCH with access concerns.
  • Request written approval before alterations, painting, installations or changes to the property.
  • Discuss occupant or pet changes before making arrangements; applicable requirements are property-specific.
  • Keep your contact and emergency-contact information current.

Moving Out

Notice, cleaning and returning keys

Start with written notice.

Follow your lease’s notice timing and delivery method. Confirm RCH received your written notice; a conversation alone is not a substitute. Ask for property-specific move-out instructions.

  • Coordinate access and the return of possession with RCH.
  • Confirm utility stop dates before scheduling disconnection.
  • Provide a forwarding address and current contact details.

Before returning the keys

  • Remove belongings and trash; follow the cleaning requirements in your lease and move-out instructions.
  • Check appliances, cabinets, bathrooms, floors and any assigned outdoor areas.
  • Return all keys, mailbox keys, remotes and access devices as instructed.
  • Document the condition and keep receipts for required services.

RCH will explain the condition review and next steps for account reconciliation and deposit documentation. Outcomes depend on the lease, condition, account and applicable requirements.
